Property Preparation

We insist that properties taken under management be in good condition. We do an initial inspection of the property and recommend needed repairs and/or decorating changes to enhance its marketability. We obtain estimates and coordinate all work that you approve.

Keeping your property well maintained helps to attract the best tenants, and it reduces your exposure to liability. Your property will be clean and attractive when we show it.

Advertising Vacancies

We employ aggressive state-of-the-art techniques to lease your rental quickly, and to the right residents. A large part of our strategy includes the Internet. Your rental appears on numerous websites, including MLS, our own website, CraigsList, HotPads, Trulia, and Zillow just to name a few. To make your property more attractive, we also post photos and slideshows.

Careful Tenant Screening

We want reliable and qualified tenants just as much as you do and we pride ourselves on the quality of tenants we are able to attract. Our extensive tenant screening and lease procedures help to ensure this. We do a thorough credit check, criminal, sex offender and terrorist screening before the lease is signed. This includes checking history with the credit bureau, verifying employment and checking all appropriate references, including past landlords. We crosscheck landlord references with local property tax records to confirm their legitimacy.

Lease Documents

To offer you maximum protection, our Texas Real Estate Commission leases and addendums are based on years of experience and comply with all state and federal laws. Prior to signing the lease, we will prepare a written move-in checklist to document the condition of the property.

Prompt Rent Collection

Firm collection policies and swift eviction in case of a problem spare you from difficult and costly situations. We feel that the collection of rent is one of our most important functions of managing your property.

Computerized Accounting

We do all the bookkeeping chores for you. Our computer system keeps complete, accurate records of every income and expense that affects your property. You can access your statements anywhere in the world.

Monthly and Yearly Statements

Our convenient monthly and yearly statements simplify the job of tax preparation for you and your accountant. Copies of all work orders and receipts are included with your monthly statements and additional copies are held in our files.

Maintenance and Repairs

We handle all maintenance requests from tenants utilizing our pool of qualified and reasonably priced service providers. We deal with this daily so we know what repairs should cost and how long they will take to complete. We obtain competitive bids and consult with you prior to any major repairs. We also have a team of qualified contractors to oversee moderate rehab projects (I.E. kitchen/bathroom remodel, etc.)

24-Hour Emergency Service

When the water heater bursts or the toilet overflows at midnight, we get the call – you get the sleep. We are available 24 hours a day and 7 days a week to respond to emergencies.

Eviction Service

Do you have a problem tenant you’d like to get rid of? Of course, nobody wins when an eviction happens, so it is always best to strive for a solution with the tenant. But in the event of a habitually late paying tenant, it is best to move on. You don’t want to postpones the inevitable day when they skip out owing you rent and possibly leaving your property a wreck. Eviction for nonpayment of rent in Texas is fast and certain when the steps are executed properly. ALG is well versed in the eviction process and will act swiftly if and when the need arises.
